In many cases, homes are being foreclosed by lenders, when owners cannot make payments. But there are options to avoid a foreclosure, including a short sale.</p>
<p>When a lender accepts an offer to do a short sale on a home, it means that they are willing to accept less than the total amount due on the home&rsquo;s mortgage. Not all lenders however will accept a short sale on a home, especially if it is more financially sensible to foreclose, but it can be an option in many cases.</p>

These organizations &ndash; <a href="http://fhfa.gov/default.aspx?Page=380">FHFA</a> (Federal Housing Finance Agency), <a href="http://www.fanniemae.com/">Fannie Mae</a>, and <a href="http://www.freddiemac.com/">Freddie Mac</a> &ndash; made the changes with one goal in mind; to attract more eligible borrowers who can benefit from refinancing their home mortgages.</span></span></p>

<li><strong>Start by getting prequalified &ndash; </strong>No matter which home you&rsquo;re interested in purchasing, prequalification is the key to a smooth home buying experience and process. Through the prequalification process, you and your lender will know just how much home you can comfortably afford.</li>
<li><strong>Go for the experience!</strong> <a href="http://www.shortsalesoldnow.com/">Choose an agent who is experienced in short sales</a>. You want to work with someone you can trust, and who knows the entire short sale process inside and out. Your agent should specialize in short sales, and should have the knowledge and ability to keep the entire process running smoothly at all times. </li>
<li><strong>Evaluate, evaluate, evaluate &ndash; </strong>Now that you have the right agent working for you, and you know how much home you can comfortably afford, you can begin the process of evaluating homes. Look at several homes, and decide which ones might be the right fit for your family, your time frame, and your budget.
