I Want To Avoid Foreclosure – How Can I Do A Short Sale

So many of us are experiencing hardships, and don’t know where to turn for assistance with real estate decisions. Whether we’ve lost a job, are falling behind or can’t make mortgage payments, have medical bills to pay, or simply don’t make enough money to cover all the bills – so many of us are feeling pressure. In many cases, homes are being foreclosed by lenders, when owners cannot make payments. But there are options to avoid a foreclosure, including a short sale.

When a lender accepts an offer to do a short sale on a home, it means that they are willing to accept less than the total amount due on the home’s mortgage. Not all lenders however will accept a short sale on a home, especially if it is more financially sensible to foreclose, but it can be an option in many cases.

If you believe you might be eligible for a short sale with your home, we have some steps you may want to take to find out your eligibility.

1.  Contact a real estate agent who specializes in short sales. A realtor, such as the Tello Team, who has experience with short sales knows all of the steps first hand, and can make the process run very smoothly and efficiently.

2.  Call your lender. Get some names – actual names, not titles. You’ll want a supervisor’s name – or someone who is authorized to make a decision.

  1. Write a hardship letter to the lender. Explain your entire situation in full detail. Lenders are people too, and they understand that many people are going through some very rough times. Be honest with them – tell them about your job loss, medical situations, or any other reason that is preventing you from being able to make your payments.

 

Provide your bank statements and proof of income so that you can back up all of your reasons, as this will help them make their decisions quicker. If everything goes well, your lender will approve your short sale.

Before You Buy A Short Sale – Get The Facts

You’ve looked around on the Tello Team website, and found a great looking home. Then, you found out that it was a short sale. Now you’re wondering if you should look into the home further, and whether it would be a good investment for your family and your future. Before you buy that short sale home, get all the facts you can so that you can make the right decision!

Check the public records. Your Tello Team real estate agent can help you with this task. You’ll want to look up all of the public records on the property, including who is in the title, whether a foreclosure notice has been issued, and how much is owed to the lender(s). This can help you determine how much to offer for the property.

Hire an agent with short sale experience. This is more important than you can imagine. An agent with little or no short sale experience may not know all the important steps involved with a short sale. You want an agent that can walk you through all the steps, and ensure that they are being handled in a timely manner. Submit documentation and purchase offer to the lender. Ready to make that purchase after speaking to your agent? Your agent can help you get the paperwork all ready to submit to the lender, once the seller has accepted your offer. You don’t have a deal however until the lender accepts. Be patient – lenders can take 2-3 months before they make their decision.

The Tello Team is proud to announce that a great annual event is back in Coconut Creek! The Junior Bass Tournament is back, and registration is happening right now!

This is a wonderful event for the young fisherman in your family! All youth from 12 to 17 are invited to register, however they must be accompanied by an adult who is 18 or over.

Tournaments will be held on the following dates and locations:

February 19 – Tradewinds Park in Coconut Creek

April 15 – Quiet Waters Park in Deerfield Beach

March 18 – Tradewinds Park in Coconut Creek

Fishing begins at first light, and will run until 1:00 pm. Trophies and prizes will be awarded at each tournament. The angler compiling the most points in all four tournaments will win Junior Bass Angler of the Year.

The New Year Is Here – Are You Ready?

Goodbye 2011, hello 2012! The past year has been filled with events which have happened throughout our country (both good and bad), as well as events in the lives of Pembroke Pines homeowners. Some of us have experienced hardships, some have experienced joys such as the birth of a child or the purchase of a new home. All of us have experienced memories – memories that will stay with each and every one of us for a lifetime.

HAFA – What Exactly Is It

Many of you have heard of Home Affordable Foreclosure Alternatives (HAFA), and know that it is a part MHA (Making Homes Affordable), which is a plan developed by the Obama Administration to assist Pembroke Pines homeowners in avoiding foreclosure. Do you really know what HAFA is all about?

If you are no longer able to own a home, or are simply finding that home ownership has become unmanageable, HAFA may be the answer. Through HAFA, you won’t owe any more for the property after leaving, and you will be free from the threat of foreclosure.
